New Restaurants in Lakewood Dallas: Fall Openings and Delays

If you drive Skillman Street with any regularity, you already know the ritual. You slow down near the old Matt's Rancho Martinez building, check for lights, check for cars in the lot, and drive on unsatisfied. You have been doing this for at least a year. Some of your neighbors have been doing it since 2024.

The honest answer, as of this September, is still no. Serritella Prime Italian Steakhouse has not opened. Neither has Serritella Market or the speakeasy tucked behind it. What has changed is everything happening around that unopened building, and that is the more interesting story. Lakewood is not short on new restaurants this fall. It is short on new buildings. Every name that has actually turned on its lights this year moved into a space the neighborhood already knew by a different name.

The One That Still Hasn't Opened

The Serritella project was announced in September 2024 as a three-in-one concept: a 250-seat Italian steakhouse, a grab-and-go Italian market with its own cold case, and a speakeasy called COSA accessible through a covert door inside the market. Co-owner Jason Gorsuch named the project after his grandmother and framed it as a tribute to family and to the neighborhood he lives in himself. "It's a place about the community, about Lakewood," he told the Dallas Morning News when the project was first announced.

The original opening date was spring 2025. That slipped to early 2026. By October 2025, construction had visibly stalled and Gorsuch told the Dallas Morning News the project would continue despite "some hurdles to clear." As of a May 2026 update, there was still no confirmed opening date, only a promise to watch the restaurant's social accounts for news.

The scale explains part of the delay. This is a 16,000-square-foot buildout on Skillman, run by a group that also owns its own cattle company, Brigade Meat Co., to supply the steakhouse's Akaushi wagyu. The kitchen is led by chef Ryan Ferguson, previously executive chef at Nonna and Fachini, two of the more respected Italian kitchens in Highland Park. That is a serious kitchen pedigree and a serious construction footprint for a stretch of East Dallas that has not seen a project this size in years. Ambitious buildouts on tight, already-developed commercial strips tend to take longer than anyone announces up front, and this one has now missed three separate target dates.

The Ones That Didn't Wait

While Serritella sat behind construction fencing, three doors down and across the neighborhood, other operators found faster paths to opening night by taking over spaces that were already move-in ready.

My Dream Latin Cuisine opened this year at 7260 Gaston Avenue, in a building with real neighborhood history. Most recently it was Las Favela. Before that, it spent more than a decade as Andrea's Italian. The new operator, Salvador Gamón, has lived in Dallas since 1992 and spent three decades working his way through the city's restaurant kitchens, starting as a dishwasher and later working as server and kitchen manager at Matt's Rancho Martinez, Mattito's, Truluck's, and Hugo's Invitados. He partnered with his brother Hugo and his niece Ivette Ipina to open his own room on Gaston, built around family recipes rather than a corporate concept. If you have eaten at half the Latin American kitchens in this city over the past thirty years, there is a decent chance you have already eaten Gamón's cooking without knowing his name.

Total Wine & More set its opening date for August 20, 2026, moving into the old Joann Fabrics box at 6330 East Mockingbird Lane. That building had sat dark since early 2025, long enough that a lot of neighbors had stopped registering it as anything other than empty. A national wine and spirits retailer is a different kind of tenant than the neighborhood usually attracts to this stretch of Mockingbird, and its arrival says something about what a national chain now sees when it looks at Lakewood's daytime foot traffic.

Maman, the French cafe chain known for its chocolate chip cookies and its feature on Oprah's Favorite Things, has confirmed a Lakewood location is coming, its second Dallas-area footprint after debuting near Preston Road and Northwest Highway. Several businesses on this list are taking over existing spaces; Maman's announced location is listed as a new build-out.

Turnover, With a New Build-Out in the Mix

Look at that table and a pattern shows up that a simple list of openings would hide. Most of these addresses had a full life as something else first. That is not a coincidence and it is not really about any individual operator's timeline. It is a fact about the neighborhood's built environment.

Skillman between Gaston and Mockingbird already anchors longtime neighborhood fixtures like Mot Hai Ba, Lakewood Landing, and The Wine Therapist, all within a few blocks of the Serritella site. There is no undeveloped land left on this strip. So for many new operators, one way forward is to wait for an existing storefront to empty out and then move fast once it does. That is exactly what happened at 7260 Gaston and at 6330 East Mockingbird. It is also, in a slower and more painful way, what is supposed to be happening at 1904 Skillman.

For a resident, the practical read is this: the churn you have been noticing on your drive through the neighborhood is not sprawl. It is turnover on a commercial strip tight enough that rent is worth fighting over. A few businesses have simply never had to compete for that. Alfonso's Italian Restaurant has operated out of Casa Linda Plaza since 1982, when Michigan native Peter Colombo opened it at 27 years old. Ariana Cuisine has spent years serving Afghan food from the same kitchen, run by chef Sadia Pathan using recipes she learned from her mother. Longevity in this neighborhood is its own kind of real estate story.

The Trail Is Whole Again, If You Forgot It Was Broken

If your summer walking or running routine got disrupted, you were not imagining it. A sinkhole opened over an abandoned wastewater main along White Rock Lake Trail near the Garland Road spillway earlier this year. The city backfilled it immediately, but the long-term fix required grouting roughly 2,800 feet of pipe, and that meant closing the trail between East Lawther Drive and Winsted Drive along with a westbound lane of Garland Road. Crews mobilized the week of June 15 and worked six days a week to get it done. The full loop around the lake was unavailable for most of the summer, and the city's own construction update confirms the closed segment reopened by Friday, August 7.

So the loop is back, just in time for the part of the year when the lake is actually pleasant to circle on foot. If your last lap around White Rock predates June, this is your sign that the detour signs are gone and the spillway stretch is walkable again.

What This Adds Up to for Fall

If you live in the 75214 and you are planning a weekend, here is where that leaves you. My Dream Latin Cuisine is open on Gaston tonight if you want to try it. Total Wine on Mockingbird has been stocked and open since late August. The trail is a full loop again for the first time since spring. Serritella and Maman are both still worth watching, but neither has a date you can put on a calendar yet.

None of this changes anything about home values or listing strategy, and that is sort of the point. This is what it actually feels like to live in Lakewood right now: a neighborhood where new businesses are often filling existing storefronts, while other projects are still taking shape.
